Step 2 – Focus on one unit type. Step 3 – Sum up everything under 'Column: Current In-Place Rent' and divide by the number of entries. Step 4 – Compare your calculated average against 'Column: Unit Type Avg In-Place Rent' Expected Result: The results match. Actual Result: For some unit types, the results don't match. Note: On QMS-Trial, I was picking random unit types, and I couldn't see the issue present on that end. Reported By: Trojan Storage of Bothell (and multiple other facilities) Steps to Recreate: Apply an ECRI (Economic Controlled Rent Increase) to a unit, effective 5/1/25. Confirm that the tenant is charged correctly at the new rate. Review the tenant's account and the "Effective Rates by Unit" report. Check the Current In Place Rent and Current In Place Rent Date columns. Observe the Scheduled Rent and Scheduled Rent Date columns for comparison. Expected Result: The "Current In Place Rent" and "Current In Place Rent Date" fields should reflect the updated rent amount and date (i.e., the new rate effective 5/1/25). Actual Result: The tenant is charged at the correct new rate, but: - The account still shows the old rent rate as the "Current In Place Rent." - The old rent date is still showing as the "Current In Place Rent Date." - The new rate and date only appear in the Scheduled columns instead of being reflected as the current rate.

Steps to Recreate: Generate lien notices for tenants at Trojan Storage of Sorrento Valley. Include tenant Mason Grundy and his alternate contact in the batch. Review the generated notice for Mason Grundy’s alternate contact. Expected Result: The lien notice for Mason Grundy's alternate should populate all placeholders including the alternate’s name and address, just like other notices in the same batch. Actual Result: The lien notice for Mason Grundy's alternate contact was generated with blank fields for the name and address, while other notices (including for tenant Douglas Martirossian) generated correctly. Additional Notes: The issue is isolated to one tenant (Mason Grundy) so far. The same template was used for all letters, and it worked for other tenants. Mason Grundy's alternate was not recently added, suggesting it’s not a data entry timing issue. I compared the alternate’s tenant record with another working one and found no differences that explain the issue.

Reported by: Rhonda Haley QMS Version Number: Prod: 1.3.4 & Trial: 1.3.7 Issue: Trojan Storage of Sun Valley [CA] (went LIVE on 05/15) PreLien → did not generate the document, and the process doesn't show applied A211 A373 → but their other unit, A254 generated A031 B249 B295 A204 → but their other unit, A206 generated Trojan Storage of Tigard [OR] (went LIVE on 02/17) PreLien → document for (05/21) shows under the tenant's Document (tab): 3179 2123 3159 1114 PreLien → shows no document for (05/21) under the tenant's Documents (tab), and the delinquency process doesn't show an indicator that it was applied: 1178 2197 1115 NOTES: Rhonda noticed that the issue occurred after the approval of the delinquency with Tigard I've reported issues with Delinquency, but they have been mainly for early Delinquency. I believe I've reported such an issue before, but I can't find the submitted Canny ticket. Actual Result: PDF does not match what is reflected in QMS Amount of Cash Left in Register in PDF states $0, but QMS shows $1. Notes: Rhonda stated: "You’ll see that it does not show the $1 left in the register for that day, but does on subsequent dates." → True ✅ Trojan Storage of Roseville has this problem with their exported Bank Deposit (PDF) for the 05/09

Actual Result: Early postings are reflecting on the unit. The site has informed us the tenant in units 562 and 2605, Briana Woerner made a payment on 4/14 to come out of overlock but Noke did not receive an update that the units were in an occupied/ in-use current status. The most recent updates Noke received for both units have the timestamp 2025-04-12 07:27:10UTC, with an overlock unit status for both. -QS Support did two full manual API syncs from QMS but Noke advised last sync for the tenants still shows as 2/12.
