I tried finding workarounds for them with the functions in the program, but they either get emailed out to the tenant or require elaborate steps, and it still doesn't achieve what they are requesting.

(Closest tag would be {{mo.trledg}}) Reason for Request: The facility is trying to generate a post-move-out document and requires these tags for their post-move-out document.

The gate commands button was removed from the dashboard and hidden in the menu structure on the left. Not sure where on the roadmap that request was, but it makes it difficult to access opening the gate for a manager (app or mobile) when they have to go through a menu structure versus on the dashboard. I would recommend putting a gate button back on the dashboard. When clicked it brings up the Gate Activity screen with the gate commands button at the top. This provides one click access to activity with the gate commands nicely nested right there on the GA screen.

Currently, the description that appears on the Tasks on the dashboard for any delinquency tasks show N/A in the description, but should include the description that is in the Delinquency Setup in Corporate.

This is a request stemming from John Patterson, owner of Occidental Holdings (31) locations who we are working with on migrating off Dodeca to QMS. John allows tenants to vacate at any time of the month and only charges pro rated rent from the day they provide notice through the day they plan to vacate. For example, if the tenants PTD is 06/30 and they provide notice they are vacating on 07/15, the practice they use in QSX today is change the PTD to 07/15, QSX debits the pro rated rent amount from 07/01-07/15 and the tenant pays that amount. As long as the tenant vacates accordingly on the 15th, no further rent is owed. He is looking for an alternative way to handle this in QMS that doesnt involved changing the PTD. My recommendation is to build an Expected or Schedule Move out Feature that will behave in a similar manner. Manager sets the expected move out to 07/15. QMS would apply a balance for the daily rate from the 1st through the 15th as a balance to the tenants account and would set an automatic task reminder scheduled for the 15th. This would allow the manager to simply vacate the unit on the 15th and write off the rent for the remainder of the month without having to issue any refunds to the tenant. There are several factors that would need to be taken into consideration like what happens when the 16th arrives and the tenant has not moved out, the rent is now due. Delinquency actions would need to be stopped through the 15th. And likely other factors. We discussed this briefly during our sales meeting last week but I am adding this to Canny so we can continue the discussion and determine whether this is something we can implement. I do think this feature will benefit more than just this client.

When scheduled reports are sent out there is no spacing between the report links which could be confusing on the eyes for some users. It would be helpful if the system could space the hyperlinks out some. Below are images of how its received and what I propose.

Before when marking a unit Unrentable, there was a Grey status on the unit list that said UNR to quickly identify a unit as unrentable. That is now gone and was very useful.

It would be very helpful for users if they could easily identify a unit as Damaged when looking at the units list, map, or unit groups. I suggest adding "DAM" as a satus in the highlighted section.

Currently the term "Current" tenant is being used for all tenants who have an active lease but this is very confusing for users because Current tenant implies that their rent is not past due. When you are looking at a Delinquent tenant's overview it shows "Current Tenant" but when you click on their unit, it shows "Delinquent Tenant". It should either display "Delinquent Tenant" on the overview the same way it does on the unit, or the term "Current" should be changed to "Existing".

Requester: SafeBox Details: The manager wanted to add two alternate contacts for a unit but could only add one alternate contact. There is currently no option to add a second (or more) contacts for a unit (that I can see).
